Situated just west of the 73 Freeway is the Vista Area, a smaller neighborhood that features a good assortment of single family real estate and condo options. The Vista Area was developed in the mid-to-late 1990s and has a nice variety of home styles and price points. There are 5 condo communities and 2 single family tracts with prices starting in the low $200,000s for a 2-bedroom condo and climbing into the $700,000s for a large 4-bedroom home.

Vista Area Homes

While the majority of Vista Area real estate options are condos and townhomes, there are a couple of single family tracts featuring sizable homes that may offer fantastic views and larger tract sizes. Single family homes are located in the Vista Pointe and Vista Ridge tracts, both of which offer great locations within the neighborhood. While the Vista Area doesn’t offer brand new real estate, the homes are typically around 15 years old, and many have been upgraded with modern appointments. Buyers can expect to pay in the $600-700,000 range for a Vista Area single family home.

Vista Area Condos

The majority of Vista Area real estate options are condos and townhomes.

Buyers interested in an Aliso Viejo condo or townhome will have plenty to choose from throughout the Vista Area. Five of the 7 communities in the Vista Area contain either attached condos or detached townhomes, and everything from a smaller 2-bedroom unit on one level to a two-story detached home may found here. As is true in other Aliso Viejo neighborhoods, condos are the cheapest real estate options in the Vista Area; pricing starts in the low $200,000s and climbs into the $500,000s for the larger townhome options. Condo owners should expect to pay HOA dues that will cover outside maintenance and usage of community amenities (if any).

Privacy and a quiet atmosphere are standard throughout the communities.

The Vista Area is situated near the 73 Freeway, so while a few homes may experience traffic noise, the fact that this is a toll road greatly limits the number of cars. Vista Area residents are near Laguna Canyon Road, which takes you right into the heart of beautiful Laguna Beach. Residents also have easy access to multiple parks and shopping centers, and many homes feature beautiful views of the surrounding hills and canyons due to the neighborhood’s elevated locale. Vista Area is an insulated neighborhood, so privacy and a quiet atmosphere are standard throughout the communities.

Schools

There are a couple of elementary and middle school options for Vista Area children, and high school students attend Aliso Niguel High School.
